“Radnor board of commissioners approved plans (six to one) for a new nine-home development of single-family houses in Villanova,” states Lisa Ciccotelli of Berkshire Hathaway.
The site for the new development sits along the 200 block of South Ithan Avenue between Chalous and Gramont lanes. Trianon Lane runs behind the new development.
The plans call for the nearly seven-acre site to be divided into nine lots, with a single-family home constructed on each lot.
The homes are being built on a new cul-de-sac road called Lockwood Lane. Four of the houses will sit along the main part of the new road, with the other five sitting around the end of the cul-de-sac.
The houses range from about 23,000 square feet to over 55,000 square feet.
Developer Chip Vaughan with Vaughan Building Company is doing the project.
“I don’t have much to say other than this plan is exactly the same as it was when the planning commission approved it in October 2022 as a final plan … so we’re not doing anything different, and we’re just looking for approval tonight,” Vaughn told the commissioners before their vote.
John Rice, Radnor’s solicitor, outlined some of the recent conditions of approval that are a part of the final plan.
Among the conditions that are part of the project include putting money aside for the public improvements. The money will go for new sidewalks along portions of South Ithan Avenue, street trees and other public improvements. Easements with a couple of property owners for the new sidewalks along South Ithan Avenue are still needed, Rice said.
“So until all of these conditions get met – until they sign the development agreement and they post the money, they can’t really move forward with the plans,” Rice told the commissioners after outlining the conditions.
